So far, the servicer shellpoint has messed up everything, failed to credit me, bought insurance even though I carry it, etc.I need a lawyer.

Most jobs aren't carrying that kind of profit margin for sure in this industry.

The seller is carrying 15% for 10 years at 5%, interest only or more payments to support cash flow.

You may also want to explore the benefits of changing some capitalized items to expenses from your previous property to give you a tax advantage going into the new property.

What kind of things do you guys look for when first checking out a rental property, aside from the obvious roof, windows, furnace, big ticket items.

I know this is somewhat of an open ended question - but I am just trying to figure out exactly what items I need to do into order to make this a legal assisted living facility.
