Being on the same page as your life partner is another advantage that you have. 

I would gladly gut her apt. tenants don't understand if I start renov with her in it. her life will be uncomfortable.but now she complains neighbor got this and that..she still living with old amenities. and she pays the most rent. other unit is studio and 1 bed at 500 & 590.but those unit were vacant at one point in time and I renovated during the vacancy and push rents up.should I leave the unit as it is. she can't afford 900. and it coming towards winter. all together good tenant.my husband wants her out but we don't really have cause bc although she is behind. she took up 2 jobs to get almost current

I've bounce between Dallas and Colorado all my life, minus a year and a half in Spain.  

The fact that someone in the past got a better deal is just part of life. 

After helping so many investors with their properties, and seeing them go on vacations, plenty of cash flow, and a virtually stress-free life (in large part due to our professional property management services), I'm ready to do it right this time. 

I want to do this because I lived abroad my whole adult life and I just moved back to the US last year.

I don't have any real life experience in doing real estate deals of any sort or haven't completed any assignments (as yet) as a property locator for anyone.

I am just starting in the real estate world and it has made my schedule busier and I struggle to make the most of my time and order my life to be the most effective.

All buildings should meet life safety codes and be in compliance with codes on smoke and fire detection, fire extinguishers, and carbon monoxide detectors.

Train the tenant (economic incentives always work) and feel the love all around, esp in your bank account.Others are technically correct (evictions, etc) though you have some issues in having already accepted payment, etc, and your time and quality of life goes straight to hell once the paperwork starts.
