If you have a good working relationship with an honest agent, use their expertise and save a few hundred dollars.

I have seen it done that fast, but I have also seen it take 6-8 months depending on a hundred factors that are out of your control.

In our modern culture, unlike it was a hundred years ago, college is mostly a vocational school sold on the middle class that provides the key to the corporate jobs that people hate.

I roughed framed the new tub location and installed a rough opening for a new built-in style medicine cabinet along with additional blocking for towel bars and future accessories. 

Custom cabinets? 

We have eliminated all oil due to the risk of contamination from leaks/spills and the additional insurance risks.If you have oil make sure you have spill coverage as it can cost hundreds of thousands to mitigate.

You could be hundreds of thousands of dollars out of pocket before you start to recoup your investment.
