Charlotte is just a beautiful city.Mark - I found biggerpockets through your blog....I still follow Colorado real estate - I know it makes no sense; but curiosity more than anything. 

It's much like beauty being in the eye of the beholder and if you deal in RE, you should know what ugly and really ugly looks like.

Most of the time you have repairs that increase your asking price and consequently bump the multiple up.Bear in mind that the 1%, 2% rules are really ideals you want to strive for but not set in stone.

It's a beautiful thing to see someone go from lurker to active poster on the forums.

I am by nature, extremely nurturing, and loving this abused and long neglected old lady back to her former humble but perfect beauty is gratifying beyond words.
