We'll have to put about $100-150K inside and out to make it beautiful (it's a Victorian), including some tenant buyouts (maybe even giving a tenant an FHA downpayment for their own first home!)

In fact, they want an appraisal so that they can determine whether you have 30% equity, meaning they are obviously looking at your existing debt compared to the market value.So, here you're just splitting hairs.
