Given that I have the ability to work from anywhere in the country, I am trying to figure out a strategy for maximizing the ROI of my next purchase.Maybe that means buying a beach property as a primary and after living there for 6 months, converting it to a rental.Maybe that means buying a quadplex in Philadelphia by a university and renting it out by the room.I am totally open to all ideas, if you were in my situation, what would you do?

Some of my ideas are:1) Beach/Mountain property for short term rentals2) A Duplex/Triplex/Quadplex in a metro city (Philly, Cleveland, etc.)3) Single family property in a great areaIf you were looking for the best ROI, what would you focus on?

@Philip Hernandez I own a property here in the OKC area (Midwest City), and one in Santa Rosa Beach Florida. 

I believe they own it free and clear and are looking to sell to move to the beach for retirement.

I'm fine waiting on a beach market property if that's out of reach for me at the moment. 

I am looking at the Smokies, Crystal Beach, TX, Gulf Shores, AL,  Blue Ridge and surrounding areas, etc.

My dream is to buy a property near the beach at Hermosea or Manhatten, which are on fire fire fire. 

I have connections on the beach with cleaning services and contractors in place already that are local and have lived there for years that have connections with owners to help me network a little bit.
