I'd still have car loans but would pay those off at a faster rate with rental cash flow and reduced mortgage payment from renting out basement. 

I would like to gain the knowledge to acquire more properties faster.

I will be looking to implement the BRRRR strategy @Brad Noe suggested for my next investment to expand my portfolio faster with less of my out of pocket money.I've also used the strategy @Dan Close brought up by buying a property all cash free and clear.

Real Estate Prices in general have been inflating faster in the last few years then peoples salaries and many people are still expecting huge gains to come in the near future.

If you're getting a feeling like it could be the latter, follow your gut, dump the broker faster than you dump the lender and move on from both.
