I have had roommates who others would consider "weird" (socially awkward) - that shouldn't automatically rule them out in your screening.

You can set up direct deposit for the rent payment to automatically go into their bank account every month, so they always know that rent is going to be payed on time and they wont have any hassles getting it.

This way they are automatically updated and notified throughout the entire process. 

However when they get into an accident (Even one that is not their fault) it automatically is their fault and they have liability.

If you have an incredible lender like ours, they provide free extra services such as offering to escrow any day of the week (including Sunday), preliminary title checks on auction properties, skip trace services, automatic comps/valuation. 

Its automatic co-mingling. 

FHA loans do not automatically get rid of PMI after paying 20% of the principal, but most conventional loans do. 

Currently since my portfolio is on the smaller side and I self manage, I have my tenants set up automatic direct deposits into my account the same way most W2 companies send people their paychecks.

My lawyer tells me they usually get 2 automatic 30 day postponements.

Does this lease automatically become month-to-month?
