Do an equity share arrangement where they get some of your upside whilst you still pay on your note or your renegotiated note.Pretty much what ever you the lender and you can agree on and makes sense for both parties.This is where you have to be careful of who you borrow your BRRR money from and you really should be all approved for the refi before you commit to PM loan or HML.

(I should probably look at our landlord insurance policy to see if there is something in there regarding tenant injuries).As a gesture of goodwill, and because we feel bad for his pain & what they went through, I’m thinking of driving (an hour each way) to hand deliver a gift like an “edible arrangements”, and possibly a gift card for a nice/expensive restaurant near where they live (or pay in advance for a meal for two, if a gift card isn’t possible).I’d like to get anyone else’s thoughts about whether the tenant would have much of a case if they decided to sue us.

Its amazing what one officer will bring the hammer down on someone and leave them with no benefits for while another will arrange the discharge in such a way to not impact the person negatively later on.
