I just listed it up on airbnb and have had 5 requests to book already - given 3 were for last weekend and I was not prepared for that, so denied all of them and set a 7 day advance notice.

IMHO and all things being equal, this route would be the fastest way to cash flow and scale.  

If you are lucky, it will cover all your costs related to the property (bank rate etc.).In Germany, real estate is a long term investment where usually the biggest gains (depending on region) come from appreciation.

I'd like to add "preparation time" across all channels for our property (AirBNB, VRBO, direct)... ensuring that there is a 1 day gap between bookings (no same day turns).I've been told I should be able to achieve this result with the "Adjacent Day before/after an unavailable night" feature, but I'm not able to get it working.Anyone know how to make this work?

Government subpoenas can be and are declared invalid by courts all the time.
