There would be a pro-ration if you moved back in after moving but it doesn't sound like that's the case....you will owe recapture on depreciation taken, but not capital gains. 

I'm thinking about offering an owners' rep service for folks who want to invest from out of state but want an independent opinion from their broker.

Appraisals done for the sale of a property come in at value or above value about 90% of the time I believe.

I'm working on helping some clients/friends of mine get their condo rented as a medium term rental, but not getting many hits on it, only one person that never answered me back after multiple calls and texts (stay has to be 30 days or longer).

@Alec Jacobs, If the electric dryer is on one units service the washing machine is as well.I'm assuming these are located in a commonly accessible location such as a shared basement.

Would I be able to get a loan if they know I will be without a job for school for a year soon after.

I also ramp up debt service as I go, not all at once.
