Given the astronomical prices out here, I'm initially thinking of getting started with SFH/smaller MFH in more affordable metro areas within a short flight from San Francisco: Vegas, Boulder, Tempe, Tucson, Salt Lake, etc.

Not sure if that works in this context.My vote for next Venue would Be Vegas As you have huge facilities and rooms for everyone's budget and direct flights from many major MSA's Nashville is hard to get to for most of us West of the Ole Missip.

Each unit is 2BR/1BA, located in center of city (less than 2 miles from horse track, casino, bath houses, bathhouses, golf courses, national park, hiking/biking trails and 5 miles from lake) with good market for AirBnB but has a few scattered mobile homes around it.
