I prefer groups with a single focus and strategy, i.e. if you do value-add MF that's it, or self storage, or mobile homes (this tends to align with in-house management, too).  

If you use that along with a heating or cooling device, you should be able to protect against the hot summers and cool winters. 

I love storage as an asset class!

Tell her if it isn't removed by X day, that it will be stored in a pod on the driveway and it will cost her $X per day in addition to the fee for the pod storage unit and the movers to put it into the pod.
