If you want to purchase an investment property with no money down, you would most likely need bank financing which may be 80%, and then bring an investor on to give the 20% (these %'s can change but this is to give you an idea.

I do agree w/ @Aman S. on variables to consider and believe that metering of units is a big factor in pricing becuase of the ability to minimize variability in your expenses.

These loans can have as little as 0-5% down payment requirements, so you can stretch that fledgling war-chest as far as possible.Honestly I tend to agree with @Benjamin Seibert and @Thomas S., recommending that you keep practicing your underwriting while aggressively building up your war-chest.
