Once you pay it back, it is no longer available to you, unless you refi again, or take out a HELOC.If you plan to be in the property long-term, a HELOC might be the best bet.

I think for students, having a partly furnished placed might be attractive if they are moving away from home for the first time, but I bet the furniture would take a beating.
