If your housing is in the Ghetto, Section 8 tenants provide the least amount of risk as the majority of tenants willing to live in these areas are low quality.

But I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk.

Risks;  zoning / code enforcement for running a rooming house, more then the county limits on un-related adults in a rental. 

But, remember the added insurance costs and potential property restrictions.

It's situated on the most prestigious lake in the county, and what's particularly noteworthy is that there are currently no other waterfront properties available on this lake.As someone with a background in real estate and a passion for investing, I'm excited about the potential of this opportunity.

The absence of a house, with its many potential problems, is a great advantage, especially for a beginner.

Given that these properties are tied to prices from 3 years ago, we don't want to risk losing the deal by splitting up each property into a separate contract.

But I have a sense that I'm not making the most of it and that I could potentially grow my portfolio if I made better use of the value in these properties.

Forget about the past and figure out the present and future potential.
