I do love the options and filters on Wayfair to optimize for assembly (as in none, as much as possible) and the money I save going directly to the source allows me to buy better quality and set up faster.

@David Bennett I am guilty of being the ‘nice and forgiving landlord’ in this circumstance and letting the behaviour repeat so I’m taking it as a learning lesson that being kind and cordial is always a good thing - cause I really do love the people aspect of owning rentals and providing people a nice safe home to live in - but don’t appreciate being take advantage of :-)

My current flow is 1) find a house that matches the configuration (X beds, Y bath) in a certain neighborhood (Redfin or my agent)2) pull up rent data in rentometer / Zillow 3) run through my spreadsheet with expenses, taxes, insurances and etc I would love these to be automated.

The Midwest in general, can be typically like this.At our property management company in Cincinnati we have a significant amount of out of state investors (many in Cali) and they love our market because like you said, there are opportunities for lower priced homes compared to where you live.The biggest thing in my opinion is to find the right Realtor to help you navigate the different neihborhoods in Cinci as I believe it'll be very difficult for any out of state investor to TRULY know what they are getting into without a very good Realtor.Reach out directly to me if you want to chat more!
