Below are some general comments:From a high level, if a building is built in 1901, its hard to believe nothing needs to be done.Second, if the seller just spent $120k, why did it only sell for $120k?

Hey @Phillip Marshall, I pulled the numbers direct from the booking sites themselves.

The ad and some reading of their site piqued my interest for my residential property roofs.

Taxes, Insurance, Vacancy, Repairs, CapExp add up to $615 (insurance may be a little high until i get it quoted).

If they put up any sort of resistance, that could be a cue to start digging a little deeper and documenting a bit more thoroughly (hence the doorbell camera coverage tip I put first - installing the cameras right away and then having the new lease conversation with the tenants afterward is very easy to frame as "I'm just a new owner putting some TLC into the property and doing my due diligence on the leases/tenants"; talking to your residents first, finding out they have extra people living there who aren't on the lease, and then installing cameras around the property could set you up for a very adversarial relationship with your inherited tenants). 

Some agents told me it's because rates are high and people are not willing to sell their properties with the lower interest rate or people are waiting for rates to come down or waiting for the outcome of the election or economy is bad. 

Definitely a very humid environment, especially near the coast, so expect to deal with all of the issues that come with high humidity - termites, bugs, mold/mildew, wood rot, etc.

I will have the property under my name and will not be placing it in an LLC since the fees seem too high for a young investor such as myself and I honestly do not have much to my name.
