Whether you qualify for the Solo 401k depends on whether your real estate investment generates earned income or only passive income.

I thought value in commercial properties and valuations by banks or buyers was based on the numbers...what the property generates in revenue, as opposed to the usual criteria for SFDU's by banks.

Since you are generating "short term" or ordinary income, an S-Corp may be a good fit for your business.  

They generated the inspection report the same day, and the inspector I had was VERY knowledgeable.  

You're just going to have to generate more leads/deal obviously.
