DSCR loans fit the bill. 

Networking: Are there any investors selling properties that might be a good fit or brokers interested in helping us find properties to invest in?

@Tim ORourke - not sure if this would help or even fit, but what about reaching out to any local, large REI related company (property management, development, investing, etc) and see if they will let you do an efficiency audit in one of their areas. 

The following Monday I tour my client through the property and it wasn’t the perfect fit, but it was good enough.

So unless there’s a law that says only 2 family in the area maybe they don’t like the shed and it doesn’t have any architectural value to the property and if you make it look more like it fits in with the building and the surrounding property they let you do it.

The lease should include a frequency for when the grass should be cut OR a maximum grass length - otherwise it may be hard to prove violation of the lease if the tenant argues that he/she is cutting the grass quarterly - or when he/she sees fit. 

I use the app Expensify to take photos of all my receipts and put them into a Google Sheets spreadsheet I created.  

The system delivers four numbers: within proximity of the unit, in the same zip code of the unit, plus wider area numbers that have no bearing.When the housing authority uses the app, they have a different input matrix, including bedrooms, bathrooms, parking, - apparently nine factors that are used by HUD to estimate the rent.

A one-size-fits-all approach to defining the rules is extraordinarily difficult in the same way that writing down all of the laws in Napoleonic fashion is virtually impossible.

It fit my strategy of using my FHA and knowing there was room to raise rents after renovation of units.
