I am looking for something I can put an address with a picture or two and some details.  

To me it's so far off what it would make me do a double take on it that I didn't bother.

Since I have doubled this buying my second property with my Roth IRA (20% down, trad. financing) in July.

But either because it wasn't as much as feared, or that investors just liked having a defined picture of what to expect, I've found that investor interest in our area has improved since the summer troop strength announcements.

That being said, working with the sellers agent does give you an advantage because they are more motivated to get your deal done for double the commission, but you are right to be concerned with terms being in the sellers favor.

I had a real estate agent tour the property for me while taking videos/pictures, an inspector do the report, and then a property mgmt company handle mgmt.
