If you have a small and/or basic unit I think it could be looked at as optional. 

I did them all because I didn't catch that when I signed the lease and I was a good tenant but I thought those are bs where the landlord should take care of.

I just picked up the book on investing in real estate with no (and low) money down.

Why would I use hard money with all the points and fees if I have to put down 20% anyway? 

I am new to this multifamily/commercial side of things.

The one I hear most often is they are waiting on rates to come down.

I could use some help with this.
