Thanks for reply,  if title company says everything is good and no issues, can I buy the property or do i still need to consult an attorney and get his opinion,  sorry,  first time buying and stressed out.If i have title insurance will that protect me from future problems when i sell the house.TIA

Always consult with your attorney before you rely on the above information.

With a national firm you'll be in good hands overall but the quality of your personal experience will be limited to the quality of sales rep assigned to you and your access to actual consultants who can answer avoid  and anticipate all the crazy situations that can arise.

If you decide to go with the 203k, my advice would be to find a great HUD/203k consultant before you ever write an offer.

I'm thinking of doing away with the review completely and just making them sign a cover page that says it's their responsibility to review the lease and that they should consult an attorney before signing.
