In 1987 I was 24 and put down 14K on a 72K in what I guessed and hoped was an emerging neighborhood in Boston.

Hundreds if not thousands of these transactions take place every year around Boston and that calculates to at least a few million dollars if not tens of millions of dollars.

Pretty sure Boston and Worcester have rules along the lines of 3 and 6 hours, respectively, after snow stops falling, but I can't find any standard.

Look for proximity of public transportation, supermarkets, retail outlets, etc.
