Your talking about a dry back to back closing, and most title companies, well almost all won't touch them, I don't know texas but in other states there are individual escrow companies that can and will do them, so check the yellow pages and see if any are listed and call.These deals were once very common but the lenders screwed up the method, they are getting their money but some flake lawyer who couldn't get a real job throws this kind of BS out there to make it look like he is worth the money he gets.

That income stream could dry up and be nothing quick.Most on here it seems are underestimating DEBT OBLIGATION.Acquire a bunch of properties no money down and watch the income dry up and you need to inject cash and now you have millions in debt obligation spread out on the portfolio.

Just to give you guys an idea of how some of the larger companies work, we just hired a national building company to dry-in (frame, side and roof) a new build of ours -- total bill for the job was about $50,000.
