Although I accumulated most of my wealth in a different way in real estate than Nickerson suggests, I still believe that it lays out as clearly as I have ever seen how one can accumulate wealth in real estate investing without doing anything extraordinary - just hitting lots of singles over time.

The daughter says they want to sell the house and would consider financing the sale (the home is free and clear).My question is when structuring an owner finance sale on a home in probate would we need to have an MLO involved to satisfy the SAFE Act or is this an exempt situation because it is the decedents immediate family?

Renters refused to spend their money on what is clearly landlord's fault.renters' treatment One of the guys was supposed to leave for good one morning, even though landlord was coming next morning before tenant left, he tried to "play" the situation.Tenant cleaned the room, no damage.

Dave Van Horn seemed to talk about FMV but in the context of first's and bulk buys, even then his post wasn't clear as to % of FMV or % of UBP.

Then you can run the numbers by them clearly and accurately.I suggest you not inject hype, like "this is a graet property with great income potential" let them figure that out, if they are buyers, they have been there and heard that crapppp.
