Today, given demographics related to the Millennial population, we are developing mostly studios (efficiency), 1's, and a small amount of 2's.So the podium style building is the same, but the unit mix based on demographic and economic trends changes. 

I didn't skimp on beds because guests like good beds and bedding (Amazon Basics is inexpensive, holds up and is very comfortable).  

Whatever you do, make sure that you have good insurance People also love the Amazon boxes where they deliver their boxes and they can pick them up where they are locked up after they get off of work.

If you want a book that does a great job of helping estimate this cost I would pick up J Scott's Book : The book on estimating rehab costs ( you can get it on amazon). 

Create a list on Amazon of all the small items.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).
