I'll come at this from a different angle.From a personality angle.I've seen ones who are contentious with nearly every renter, ones who dislike the demographic (but do their job legally), ones who cannot close a prospect on a unit no matter what, ones with their thoughts elsewhere, and ones who are as smooth as glass.Despite the differences, they all could do the job well enough to get buy.I like loyalty, communication as needed, and being shielded from the sharp edges of the business (things I consider sharp), such as arguing with an angry late payor over a late charge, etc...

Cases have been argued successfully where the owner admitted to getting 1 or more notices, but not all 3, and the tax sale was overturned, case dismissed.In another case, the posting for the property was on the front door, but the owner said under oath in court that they never used the front door and only used the back door and never saw the notice.
