Are there any potential problems with investing as an LLC and not as an individual? 

- We are going to start searching for a CPA with a lot of experience in STRs, but haven’t found one yet.

My initial thought is to write it as an addendum with specifics of how many weeks a year, max duration, rent will be prorated that month, dates must be agreed upon with tenant at least 3 months in advance, etc Thoughts?

If I was in your shoe's I'd go with the multifamily.
