We are in a reverse frog boil environment - Instead of boiling to death slowly they raised IR so fast that people are unsure/unclear when it's a good time to come back in - they will more than likely lower rates 1/8 to 1/4 point at a time, incredibly slow to allow the market drip back to normal preventing a surgeI'm also seeing people drop $5,600,000 in cash to $13,000,000 in cash like it's nothingCash rules down in florida even on 889K deals

The house is easily worth $305,000 and rents would be about $2,200 so at $220,000 it would be a great rental to add to our portfolio BUT, the contract says the buyer has to lease back to the original owner for 30 days and it will be sold sight unseen.

I would provide the cash and backup reserves, I house hack one of the units, then she becomes the cosigner for me in order to be approved.

I even do my Lease Options through escrow to make sure the mortgages are paid and seller's don't walk with the cash leaving me a foreclosed property and no way to collect.
