I'd like to get more liquidity to be ready to strike on investment opportunities as the economy worsens.

ONly money that is cheaper than HML er is friends and family private money IE someone that is not known to you and lends ( first off those are hard to find since you dont know them and they dont know U).. but they know what rates are.folks that can borrow for less from HML are VERY EXPERIEnced flippers that do 20 to 30 a year from the same company.

There is added risk of potential income loss from a layoff or pay reduction, if the current climate continues to worsen.
