I owned a 2/1 in wayland on an over sized lot and thought it would not be a problem to add a bedroom but several key points were if you upgrade /add a bedroom you would need a new septic.Secondly and more importantly was I was within a certain distance of town wells and I was not allowed to increase the size of the septic on the property so I could never increase the house or septic

It's possible to re-fi to conventional after all repairs/upgrades are done and I move out (I did that with my current home) but I'm not sure when I will have enough equity in the place to do that.

many things go into an appraisers decision or value of a property Location is very important with multi family's and sgr is it an area of job growth , what's the demand for rentals like What do the units each rent for every monthIs the property in good condition I'd assess that the owner is trying to make a huge capital gain if the property doesn't perform according to it's value it's a bad deal I'd say  What are the property taxes Would it cash-flow positively with a mortgage What's the cap rate in relation to it's listed price you must thoroughly analyze the numbers then area then the actual physical property to see if it's a good deal also see if there are any upgrades the appraiser may be missing from the equation

A light finish upgrade to a property would need less contingency than a complete gut project.Profit Profit is typically calculated as a % of the ARV, but you can calculate your profit based upon the COCR or Annualized ROI.% of ARV Profit Calculation = 15% profit * $200,000 = $30,000
