And what will the after repair/upgrade value be of the property for each option? 

As in once you acquire the keys and rent them out they are making that much without many upgrades or repairs?

Although every area has its own method, I highly doubt the apprasial or upgrades will have much to do with it. 

We have multiple agents locating deals for us.Budget: We plan on spending $85.00 per square foot which is a little on the higher side due to the premium upgrades that we plan on using.

If we decide to do an upgrade, that's on us.$100 for smoke damage and cigarette burns to vinyl flooring which required us to replace it prematurely.  

I usually find homes in Florida that just need minor cosmetic upgrades.  

I could put $2,000 into the small updates that I would normally do, or give them $1,000 dollars and when they move out in two years I can make those upgrades once instead of twice. 

Some are inconveniently located for upgrades I need to do and I'm questioning whether buyers still expect them to be located in every room of a house now that so many folks rely on cell phones.
