Your business model is not unique and given the fact that you are a recent graduate I doubt you have much capital.The arbitrage between yearly rentals and weekly/daily rentals provides some upside, but the profits margin is slim and you are going to need to find buildings that allow short term rentals.

I'm actually in a unique situation though where I'm kind of my boss so I have a lot of flexibility with my own schedule and I know most people probably don't have that.

It sounds like a fairly unique property so it might be hard to get an accurate ARV, but still, you need to narrow it down a lot more.If you're hellbent on going for it.

I formed an LLC with a business name that is unique and the preparer inexplicably failed to include a comma after the legal name, I was astounded to discover this one day because I have always included the comma in my business name as a basic form of punctuation and by far and away the format in which most corporations and LLC's represent the legal name of their business.

I have seen and heard (on the BP podcast) some truly creative and inspiring ways people have purchased homes, so please understand that this is by no means any sort of crazy or unique situation.Anyways, we are looking at a home downtown that's currently listed well below market and has been on the market for a few months now.
