My dad was pretty much doing the real estate thing on his own, supporting my mom with his W2 and rental income, but unfortunately passed away unexpectedly and we did not get a chance to learn the real estate game from him.

Especially after today's disappointing, but not unexpected inflation news.

In your case you'd probably want to show a rationale that you were willing to hold on to this property but something happened and a property you'd been waiting on for a long time came available unexpectedly.   

My first househack was an accident as well, I didn't realize what I was doing but it turned out great and now we buy and and hold multi-families and help others do the same.

It wasn't a complete "accident" though as I thought doing so would provide me a bit of experience about what being a landlord is all about.

My wife and I started our real estate journey by accident, moving from Houston proper out to Katy, and renting out our prior home. 

Well trained or not, accidents are just a matter of time. 

Now if someone broke off the key from the lock box , I can see that maybe being an accident , but I would bet that its another key that was broke off in the lock .  

The next property I used the credit on was also shut down because of other requirements that "pop up" unexpectedly in order for them not to lend.I have asked several times for a refund of my money and all they have offered was an additional year's subscription.

As you mentioned it is an unfortunate situation and unexpected.
