Rather set $300k on fire than pour it into a condotel,  the condotel will cost you more to get out of.  

I will likely be financing this, which is why I need to make sure it covers the carrying costs plus some. 

Because of the debt payoff increase and the cost to furnish (~20K), my CoC is just 5% now (this is if I keep a management fee of 10%, though I'll be managing the property myself).

You should look to conduct a cost segregation study so that you can accelerate more of your depreciation against your income.

After I did some digging and realized how much it was costing us, I switched to Baselane and I am very glad I did.

While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating). 

Doing it myself took to long and holding costs/time probably cost me more. 2.

That seems to be the opposite of what everyone is telling me here.I will have very little capital gain after deducting my points and closing costs on this home that I purchased less than one year ago.
