I am just starting out my probate real estate business and I need to know should I set up a website on my own to attract buyers and sellers or should I market through tigerleads, reipros, or is there something better.

I think trying to anticipate the needs of future renters and doing the work first to try to attract them is probably a mistake.

The way that it works out on my pro forma is that I have to attract a great tenant and have some maintenance free years at the beginning to build up a capital reserve.

And unlike many misconceptions there is not alot of maintenance involved because my unit is nicer then average i can attract better college tenants 

Tourism is strong with the airport recently opening up to International (mostly Japanese) tourists. 

If you plan to use the money more than once, then I'd suggest the HELOC as it's flexibility makes it much more attractive to investors who typically ebb and flow with money coming in and going out.

I’m not too sure on AIRBNB because of where the property is located and from what I’ve heard, AIRBNB works more for places located within the city or close by major attraction areas.As far as GAREia meetings.

I thought this being the slow time of year, the lease loss factor, and the generally nice condition of the units really made this an attractive opportunity.  

I manage two of my SFRs this way anyway, because the financing terms were not attractive for an LLC.
