The next day on date of closing,  literally while we were moving in (our agent errounously gave us keys to get appliances delivered and installed) title company called and said that the brother of the seller filed an injunction to freeze all assets of estate.

. :)Having said that, what I am asking for help was those petty and unreasonable demands (~30%), like the paint peel, hole in the vanity sink, uneven steps between the utility room into the basement - it was uneven because there were tiles in the basement and it was just cement flooring in the utility room.

When we went to the property the brand new tiles were scratched, the lighting fixtures were installed wrong, they painted the windows....So maybe if you are going to invest out of state get a move-in ready property!

But unless the lot has direct access to roads and utilities will still be considered unbuildable, and the government may not issue permits until infrastructure is complete2: Roads and utilities are installed.

If a water heater is $600 installed and it lasts 10 years it is costing you$60 a year.
