This area has great schools  and will yield higher rent. 

There aren't many multi-family units in the area but it's an extremely desirable neighborhood in a great school district, so we are eager to move forwardAny advice is greatly appreciated!!!

Sticking to areas with more desirable school systems should help avoid this. 

You've unfortunately just lumped yourself into the category of having to be schooled as well.
