Yeah I'm out for now- I own 2 and manage 20 in Big Bear for almost 7 years now- and when I see the $200k 600sq ft homes suddenly selling for $380k in Big Bear- it's not even worth the investment at that point.

With a 0.75% floor, if the stock market goes down 10% in 1 year, the insurance company will still credit you 0.75% based on your cash value (this is better than what most banks offer for savings/checking accounts); however, with a 13% ceiling, if the stock market surges 30% in 1 year, you will be capped at 13%.

Not to mention that the HELOC is now also accruing interest... you say you'd rather pay $83 on the HELOC than $679 on the 1st mtg, but (even if those calculations were correct) you don't just suddenly get to stop paying the bank interest on the $190k you still owe...

If a contract is not 'equitable interest,' then an 'option' isn't either but lease option or lease purchase your house to a buyer and try to 'evict' them without a formal foreclosure in Florida, and watch how fast that story changes and suddenly the tenant has 'equitable interest.'
