The house has great bones I was able to look past all the stuff and pull the trigger on the deal.

I had some stuff going on at home and had to leave but it’s okay i know life happens and I’m handling it very well.

With the depreciation on those types of upgrades I felt it better to go with longer term leases that also allow me to update some stuff during the tenant's stay.

The PM has taken pics of some stuff there that is clearly out of line.

Maybe you already have a really strong network on the commercial side of things and you're able to jump right into bigger stuff by partnering with someone who has experience.Heck, you could even start with something really creative that works well in your market.

It will depend on your market, your goals, your network, your available capital & probably a bunch of other stuff I'm not thinking of. 

I'd recommend finding a creative loan broker in your area who might have access to different loan products other than traditional stuff.

We highly recommend going the extra mile and giving your appraiser a letter/description of the area/trends that your property is in detailing how you came to the number you arrived at regarding value.

Most people look at the price tag of these bills and that is where they negotiate and keep stuff like this as the low hanging fruit.
