Inflation and debt structure can also matter based on debt levels and property types.If someone is say worth 10 million and buying a smaller property at 1 million with 500k loan then 5 years might still be okay under certain situations.

You want to be careful about how this is structured in most cases, although this sounds like a cool tenant you won't have an issue with....but you don't want a tenant to say hey the toilet has been running so I fixed it and will deduct X from rent.
