Indi seems to me a city that provides affordable housing, has an overall stable RE market and is somewhere in the upper half of statistics when it comes to job and economy growth.

Incredible yet inexpensive landscaping is gonna be needed on this one, but it will work.

We paid market value and did some minor work (diy kitchen reno, converted bedroom to formal dining, new flooring in partially finished basement, landscaping). 1 year later we split up and I still reside in the house.

You should have put some landscaping in the front to give it some curb appeal. 

But the main point of marketing is to never stop, however you will market, continue it because it usually takes 6 months to really look back and analyze it from a statistical point of view to see if it was effective or not.So my suggestion is:1.

:-PThe literature on Section 8 and its effects on local rents and property values is mixed, mostly owing to the fact its tough to get enough good data on a homogeneous neighborhood over time to have any power to your statistical analysis.
