I find that converting the property into a duplex is a lengthy and costly process, and I want to start renting it legally without going through a long process, because I've spent for rehabs and don't want to put in more for now.

My main goal is to get this house rented so I can start shopping for my first duplex...

Without seeing pictures of the place, it's hard to say for sure. 

I've checked out the website for a few days and just now clicked on "Get Started"   I gave them my budget and VA eligibility and location. 

Myth: Getting your license means you will start to get business and sell homes and earn commissionFact: Selling homes, lead funneling, closing deals, handling clients is hard work and you must bust you A** to find clients. 

I have a rental with ceiling fans in every room, I am afraid if they start making noise, or don't produce enough air for tenants liking I will get complaints and they will ask me to replace them. 

I talk with investors everyday that have purchased land and signed with builders just to find that they still have an empty lot, or worse a started building and the builder is non responsive.  

Whether if there is PM in place or not you can contact the tenant directly.
