Sometimes it's easy and sometimes there are minimum lot sizes, set-back restrictions, etc. that you have to contend with. 

I have it down (at my fourplex) to a couple of patches in front and just small postage stamp sized yard in back.

Luckily for me, I was able to graduate debt free and land a software development job at a pretty big sized company in Costa Mesa right after I finished university.

The 3.5% you'll need for down payment will dictate the size house you buy based on the amount of cash you have.

Just search out some small to mid-sized banks in your area to learn about what local portfolio loans are available to you.  

Most investors use a smaller to mid-size bank to get the most flexible loans available.

I don't make my rent cheaper because someone comes and says "I can get something the same size for $50 less down the road" - I tell them they should go down the road and take that place.
