Much like the podcast this week, your message of having a good education is resonating with me.I know to some it might seem like I am sitting on the fence, but I think spending these last four months putting together my business structure will be beneficial for me when I pull the trigger next year.

I tried to explain them if they are going to list it, its just gonna sit on the market, so they either have to drop the price or do the repairs them self.

We will be sitting in the patio area in the back of the restaurant.

All the while, the home sits empty and continues to deteriorate and devalue.

It has just been sitting there.

If the market drops off that much, its probably a great time to buy.Some of it is how you're structured, I don't have monthly payments on my private money so an extra month or two on the market doesn't hurt me much, but in any case I'd WAY rather have a house out there with 30% equity taking an extra month or three to sell than me sitting on the sidelines waiting for the right weather to buy something.

I stopped by the local courthouse for info but they were very vague and I was under the impression evictions happen any day any time so It wasn't a day they recommended I sit in court on to talk to landlords.  

Then sit down with them and have them make the decision.  

As I look for properties in my target market, I see houses that appear to be attempts at flips and they are sitting on the market 6-9 months.
