It seems to me you are suggesting that the owner of the multi family is going to be motivated to sell his/her property at a discount to you, simply because he/she has a property tax.

Some stuff like demo seems easy until you cut through a electrical line, pipe or cut a structural member of the building.Get a good contractor that will show you how to do things and learn as much about the trades as you can.

I think this is perfect for an investor simply wanting to do their own deals.

The reason some don't own even though it may be cheaper is because they have terrible or no credit or they simply do not want to own.If numbers don't work, then you either have to look via other sources (ie. not houses for sale on the MLS) or look in another area.Not everyone is flooding the market to be an investor because not everyone is willing to get into real estate.

Sorry but you just confused me abour the whole 8 mile thing... my mind is stuck on all the stupid things ive read on here tonight and reminded me why i have cut back on my involvement on BP in regards to sharing my experiences.
