I'll have to take a look at any deferred capital improvements - from what I understand, it's an older gentleman who is getting out of the business to retire with his earnings.An interesting aside, there was a realtor involved at one point, and they had it for sale at $200k+.

I'm considering buying a condo & renting it out during my retirement as a source of income.I'd pay approx. $232,000 cash for the condo.  

I think you need to find a pain point for these types of landlords like high turnover or wanting to retire.

I know people want to retire through investing but as a real estate agent I don't see myself ever quitting real estate instead just adjusting my focus.
