Construction type is "steel house", which means steel studs with shed type enclosing, and I understood that the sellers built the house themselves, probably with one of those pre-engineered kits, which may explain the initial N/A (not applicable) in the oldest sales history entry.

One of our contractors replaced a number of pier & beam supports on a small ranch here & it ran >$10k. 

Seller has also agreed to a 1yr home warranty and termite treatment as evidence of termites were found during inspection)*roof is old, will need complete tear off when it's time to replace.

I just had a pump replaced here and it was $450 for parts and install. and the motor was OK... all in all the boilers are pretty basic that is why they last so long.  

But you need access as a non mls member and convincing a member who you don't intend to work with to find their replacement could be tough. :)   If you can't find an agent (friend or family member) willing to do that work for you, you can search through the tax records for flips (sales and purchases within a few months) and then google search the old listing address to see who sold the property.  4.

Then, before you replace the tenants, get a property manager.

Specifically, I need the door frames and trim replaced and new doors hung where the tenant and their cat damaged everything.
