I also prefer sending the upcoming tenant a Google Calandar invite so they get a secondary reminder before the set time.

Hindsight…. always a great reminder of my mistakes!

Anyway, it makes figuring out the COC on just the ADU challenging and I haven't sat down and tried to sort it out but now you've reminded me I really should!

I just sent him a gift card for lunch and set a reminder on my phone. 

Whenever I feel overwhelmed with options I always remind myself there's only one way to eat an elephant: one bite at a time.

There is additional language concerning late charges, if I default the reminding balance of the note becomes due immediately, etc.Definitely use an attorney for it. 

The city reminded us of our small city back home which is crazy expensive to get started in $300k+ for a duplex which usually needs updates to get market rent.

I usually send a reminder, like Dick does, about 60 days prior.

@Justin Moy, what I appreciate most about this post is the reminder that investing is not just what seems to be discussed on these forums: Buy directly or invest in a syndication.  

Just as a reminder I'm looking at purchasing a property for the purpose of eventually renting out to my in laws and they would have the options to buy it from me or just continue renting it.
